We are on track for Dekalb County to come on site the last week of May to approve a temporary certificate of occupancy for our return to the sanctuary. If granted, we could be in the sanctuary the first week of June.
Please continue to pray for this outcome! · The preparation work on the exterior of the lower building (gym and preschool) will begin this week. It is critical that this work begin as soon as possible so that we can re-open the preschool in August. Most of the work on the lower building will be to the exterior; however, new grease traps will be installed in both kitchens and the windows will be replaced. The grease trap installation in the gym kitchen will begin immediately to avoid any impact of events planned during the summer. Window replacement takes several weeks as the old windows must be removed, measurements made, windows ordered, framing built, windows installed and then water tested. As we know from the sanctuary and administrative offices, plywood takes the place of the glass for several weeks. Although the exterior of the lower building will be in disarray for a few months, the gym will be available for events. · The exterior of our buildings will soon have a fresh look. We would like to also improve our landscaping. If you are a landscape architect who would like to share your gift of landscape planning with your parish family, please contact the front office. · Thank you for your patience and continuing financial support for this much needed work to our facilities. We had hoped that we could celebrate with you in our newly renovated church, but the Holy Spirit was as present here as it would have been there. The million dollar question – or perhaps more than a million - When will be able to return to the church? We do not yet have a confirmed date. It will be at least 6 weeks to get the fire alarm monitoring system in place and approved by Dekalb County. Fortunately, the other work can move forward while the new monitoring system is installed. As most of you know, Phase I of our construction project was estimated to cost $1,380,000. Phase I included the replacement of the exterior walls of both buildings, the replacement of the windows in the church and administrative offices, the redesign of the vestibule bathrooms to be handicapped accessible, the replacement of the floor coverings and upholstery in the church and cry room, the addition of a covered walkway to the drop off, and an improved plaza area in front of the church. Your generous pledges, donations, and fundraisers have committed $1,200,000 to our capital project. Thank you! Last summer, having received financial commitments of over 85% of our estimated cost and with the concern for the safety of our parishioners, we felt it was necessary to begin the work as soon as possible and the Building Committee asked for bids on Phase I of the project. Three general contractors responded to the request. The two lowest bids were very close, but each exceeded $1,900,000, which considerably exceeded the $1,380,000 campaign ask. Catholic Construction Services and our architects felt that the bids were reasonable considering the change in the economy. In October, the Building Committee selected Moeller Purcell as the general contractor for our project and an extensive cost analysis review was undertaken. Through many weeks of give and take on the scope of the project and materials to be used, the Building Committee recommended to the Finance Council and the Capital Campaign Committee a revised budget for Phase One of $1,780,000. All parties agreed on the new budget and the Finance Council submitted a loan request to the Archdiocese. This request has been approved. This loan has two components: (1) a bridge loan that will allow us to pay for the construction from pledge commitments received through December 2017 and (2) permanent financing of $655,000, which is to be repaid over 10 years. We realize this is a large financial commitment for our community, but we have faith that our parish family, the present and the future, will be able to fulfill this obligation. Please continue to meet your pledge commitments. This will enable us to pay down the bridge loan more quickly and reduce the amount of interest that will accumulate on the borrowed funds. Also, donations and pledge payments received before January 2018 will not be assessed by the Archdiocese. This means we will be able to contribute 100% of the funds received during this time to the cost of the building improvements. The Capital Campaign Committee and many of the church’s ministries will continue to have fundraising events. Please participate in these events and invite your friends and neighbors. We hope that our Corpus Christi community will continue to grow as we become successful “fishers of men” and have a renovated “home” into which to invite them. Please continue to pray for the successful outcome of our capital project. May God bless each and every one that has worked so hard to make possible these much-needed building improvements. Peace be with you! Dear Corpus Christi, In consideration for the safety and security of each and every one of you, our beloved parishioners, I hereby inform you that our Holy Week and Easter celebrations will be in the gym. The construction team, Moeller Purcell, tried to fulfill their promise of having the inside of the church ready and usable for our Holy Week and Easter celebrations, and indeed, they kept their word. Unfortunately, after much investigation, research and testing, the fire alarm system in the church building simply does not work. It is a 1970s model panel that has no capability of being monitored and is beyond repair at this point. Therefore, we will not be able to obtain our Certificate of Occupancy in time for our Easter celebrations. I sincerely solicit your understanding, sacrifice and patience. Please continue to be as flexible as you have been throughout this time. I imagine and understand the numerous challenges and readjustments that are involved, and beforehand, I appreciate your collaboration. At the same time, I crave your indulgence and wholeheartedly seek your maximum cooperation to see that we have a successful Holy Week and Easter Celebration. We look forward to moving back into the church as soon as possible. We encourage you to continue to check the website, Construction Corner and the bulletin for future updates. Remain Blessed! Fr.
